Whilst we are based in Cornwall, we cover the entire South West region and we are often called upon to undertake work in many different locations thanks to our considerable expertise and knowledge. One such example was a recent Property Inspection in Plymouth that was required following a recommendation in a Ground Report (produced by our friends at TerrafirmaIDC).
The results of this initial desk-top report flagged a potential subsidence risk to the property and it was not possible to eliminate this through desk-based sources and remote data alone. We sent along a specialist mining consultant to visit the location to carry out a visual inspection of the property to look for any signs of ground movement associated with past mining or quarrying. An essential part of such an appraisal is to take a holistic view of the geology and past mining/quarrying, considering defects in boundary walls, driveways and gardens and pavements and not just the structure of the subject property. Thankfully, in this instance, no defects indicative of subsidence were observed, allowing us to reclassify the property as acceptable for conveyance, allowing our client to proceed with the sale.
