We conduct site inspections to provide an additional level of assurance when a Mining Search identifies a moderate mining hazard.
The Local Authority may also request one when developers build on a site in a known mining area.

They likely requested it to provide extra peace of mind due to concerns about historic mining features.
Whilst the potential risk of subsidence may not be at the highest level, a moderate likelihood of a mining hazard being present is typically unacceptable for conveyance and development.
Site Inspections provide valuable information on the current condition and any visible historic ground movement. It helpa conveyancing to proceed without requiring intrusive investigation.
Cornwall Mining Consultants have carried out over 2,000 Site Inspections and in doing so, formed close working relationships with local surveyors and building control officers.
We are usually able to visit a property within 48 hours of receiving the enquiry and strive to issue the report on the following working day. This keeps your conveyance or development on track.
If we identify any evidence of mining-related subsidence defects or historic ground stability issues, we provide follow-up solutions. This helps resolve the situation and prevent further conveyancing work or construction delays.
We conduct Site Inspections in several ways;
Property Inspection – one of our Mining Consultants will survey the dwelling and garden area to check for any signs of mining related defects and visible historic ground movement.
We produce a concise professional report that provides all required assurances or includes appropriate recommendations, if we identify potentially adverse mining hazards.
Foundation Trench Inspections – required if a Mining Search indicates nearby mining hazards or when anomalous ground conditions are exposed during development. The Local Authority may also request a foundation trench inspection to confirm competent ground following inspections by a building control officer.
This involves a site visit from one of our qualified Mining Engineers or Geologists who assess the exposed foundation trenches and site surface of any new development or construction prior to infilling with concrete.
We produce a detailed report that provides all necessary assurances or defines any adverse ground conditions present and outlines the next steps for the development.
We conduct a Walkover Survey, a reconnaissance of an area of land, to identify any signs of subsidence or mining-related hazards that may require ongoing monitoring or treatment. This is to manage risks to people, livestock, or property.
An illustrated report is provided with hazard-specific risk assessments and our recommendations. We commonly apply Walkover Surveys to large areas of farmland, public spaces, common land, and larger gardens.
Site Inspections vary in price depending where the property is located and the time required to complete the work. They usually start from £290 (excl VAT) for Property Inspections [Mining Risk Assessments] of residential properties and Foundation Trench Inspections.
