A mining investigation is an intrusive on-site assessment of the ground beneath a property. It involves drilling boreholes or digging trenches to confirm the ground conditions and map out any mining features discovered during the process.

Our investigative work aims to provide the ultimate answer on any mining subsidence hazard. If our team identifies no problems, the report will give strong assurances for the property, allowing the mortgage transaction to proceed.
However, if we confirm a mining threat, the report will explain the risk in more detail and offer advice on a way forward, ensuring a potential resolution whenever possible.
With over 30 years’ experience under our belts we understand the urgency and concerns behind most mining investigations and we always aim to meet clients on-site within 48 hours of receiving an initial enquiry whenever possible. During this meeting we conduct a free inspection and discuss the work in-person and explain the process prior to any commitment to proceed with the investigation.
Once we give the go-ahead, we endeavour to undertake the investigation within 10 days and aim to submit our full report three days after that.

Standard fees for Mining Investigations start from £1000 (excl. VAT) using mechanical excavation. This is the most common approach to single development plots.
Open-hole Percussion Drilling is less disruptive and predominantly used to existing residential properties. It required specialist equipment and usually requires two days on site for an average residential dwelling.
