What is mundic?
Mundic is a word that can strike fear into the hearts of many a Cornish home buyer or seller. A Cornish mining term for the sulphide mineral Pyrite, or Fool’s Gold, it is a phrase used to describe concrete blocks that contain waste mining materials and aggregates which were produced en-masse between 1900 and 1960.
These blocks were frequently used in construction throughout the south west of England but more pre-dominantly in Devon and Cornwall.
Why is mundic a problem?
The presence of mundic in a property’s infrastructure can lead to the weakening and deterioration of concrete over time. This can cause major structural issues and will naturally have a significant impact on the decision to lend a mortgage.
Even cash-buyers should beware, It is always prudent to take a mundic test when purchasing a property in Cornwall to ensure that there are no further problems when it comes to selling the property or passing it on to loved ones.
How do you test for mundic?
Testing for mundic is an intrusive process that requires drilling into the property’s walls to extact core samples for testing. We completely understand that this can seem daunting and we take the time to assure and explain at each step of the way.
Firstly, one of our highly experienced mundic surveyors will visit the property with a driller to instruct them where to take the samples from. These are then collected and analysed at a local laboratory before being passed to our surveyor who will write a detailed report clearly stating his findings.
How long does a mundic test take?

What do my mundic test results mean?
When the report arrives, we do our utmost to clearly state the results however, these can be a little confusing. To try and summarise;
- Class A1 & A2: These sound to satisfactory concrete. Mortgageable
- Class A3: Concrete contains mundic but is unlikely to suffer adverse affects. Stage 3 testing advised to examine how concrete will hold up in the future. Mortgageable.
- Class B: Concrete contains more than 30% of possible problem aggregates, although it appears sound, it could cause potential problems. Unmortgageable.
- Class C1 & C2: Those found to be clearly unsound from examination. Unmortgageable.
